  1. Bald Head Island
    Located about two miles from Southport across the Cape Fear River, Bald Head Island offers a wealth of natural beauty and recreational activities. Just hop on a passenger ferry at Deep Point Marina and enjoy a 20-minute boat ride to this subtropical island where you'll find so much to do. You can explore natural beaches, marshlands, and maritime forest preserves, play a round of golf at the Bald Head Island Club, relax at the Island Retreat day spa, dine at the Shoals Club, or shop for art at Merchant's Row.

  2. Fort Johnston Museum
    Built by the British in 1749, Fort Johnston Museum is the oldest active-duty fort in the United States. In a beautiful setting overlooking the Cape Fear River, you can enjoy your day with a free docent-guided or self-guided museum tour that showcases Southport's unique culture, heritage, and history. After the tour, you can stroll through historic Southport to see landmarks like City Hall, old homes and churches built in the 1800s, the Old Brunswick Jail, the Old Smithville Burial Grounds, and the River Pilots Tower.

  3. NC Maritime Museum
    If you love the water and everything coastal, don't miss the NC Maritime Museum located where coastal waters meet the Atlantic Ocean. Located on the grounds of Fort Johnston, the museum has exhibits that focus on Southport fisheries, hurricanes, and shipwrecks, as well as exhibits that showcase maritime displays on World War II warships, Megalodon sharks, and pirates that sailed around Cape Fear. The NC Maritime Museum is a fascinating place that represents a special piece of Southport's history.

  4. Oak Island Lighthouse
    Listed in the National Register of Historic Places, the Oak Island Lighthouse is something really special to see. Standing at 153 feet tall with lights that tower 169 feet above the water, this concrete structure with 8-inch thick walls built with three rings of color is a Southport treasure. Unlike most lighthouses, this one has no spiral staircase, only a series of ship ladders with 131 steps leading to the lantern gallery level at the top. If you're up for the climb, the view at the top is everything you hope it will be and more!

  5. Downtown Southport
    Southport homes for sale are surrounded by beautiful waterfront views, coastal activities, and a collection of great shops, restaurants, playgrounds, and picnic areas. Oliver's on the Cape Fear

Joseph's Italian Bistro

  • Overlooking the Intracoastal waterway, Joseph's offers delicious Italian Cuisine and a comprehensive array of premier wine and spirits. If you want romance, candlelit dinners, and authentic Italian, this is the place for you.

Ports of Call Bistro

  • You may remember this pick from the critically acclaimed movie, Safe Haven. The Brentwood

  • Just south of the North Carolina state line lies Little River, South Carolina. Little River boasts many award-winning local restaurants and cuisine. The Brentwood Restaurant and Wine Bistro is a European-inspired restaurant that won the Wine Spectator Award of Excellence in 2022. A pre-qualified buyer is not guaranteed loan approval, but a pre-approved buyer is given a pre-approval letter by the lender that ensures a mortgage loan for a certain dollar amount.

SHALLOTTE, N.C. — Brunswick County Association of REALTORS®

After an extended period of rapid sales coupled with an extremely low inventory, Brunswick County's residential real estate market closed out 2022 with more typical numbers. The number of homes sold and total sales volume both decreased, average sales prices were higher, and homes spent slightly less time on the market compared to 2021.

"After an insane couple of years, our market inched closer and closer to normalcy throughout 2022," said Cynthia Walsh, BCAR CEO. "Thanks to continued strong demand and limited inventory, average sales prices increased throughout the year. While total sales volume is slightly down, it's important to remember that we saw historic, unprecedented numbers in 2020 and 2021. While last year's numbers may be lower than prior years, overall our market is in strong shape going into 2023."

Total sales volume decreased from $2,704,199,429 in 2021 to $2,527,930,000 in 2022. Average sales prices for the year were up 10.5% compared to 2021, jumping from $398,772 to $440,574. Homes spent an average of 30 days on the market in 2022, compared to 39 days in 2021. New listings were down 11%, from 7,157 to 6,373, and the number of units sold dropped 18%, from 6,779 to 5,556.

When it comes to December's numbers, new listings, units sold and total sales volume decreased compared to last year. To put the numbers into context, December 2022 saw more homes sold than any other December in the past 17 years apart from 2020 and 2021.

Total sales volume decreased 25.9% compared to December 2021, from $243,100,000 to $180,100,000, while average sales prices were up 1.4%, from $439,610 to $445,799. Luxury homes may have been the holiday gift of the season, with 17 transactions in excess of $1 million and three in excess of $2 million. On the opposite end of the spectrum, there were more than 50 sales below $250,000 in December. Overall, homes are still selling for roughly 97% of their list price.

New listings were down 11.7% in December, from 368 to 325, and the number of units sold dropped 26.9%, from 553 to 404. Homes spent an average of 41 days on the market in December, up from 32 days. The absorption rate, which is the amount of time it would take to sell all available inventory, decreased to less than 2.5 months in December 2022.
