Home improvement projects are great as long as they pay off. Here are the best and worst projects for return on investment.

Home improvements are a great way to make repairs and upgrades that create a more comfortable home; however, the costs to make them can be significant. Before you start renovations, our real estate agents suggest that you take a close look at your ROI — your return on investment.

A return on investment is calculated by dividing your gain by the costs of your investment. ROI is the profit you recoup from a repair, upgrade, or renovation when you sell your home. In Southport homes for sale, ROI can vary significantly depending on the type of renovations you do.

Moving in is exciting, but don't rush in! Here are the most common mistakes you want to avoid.

Moving always brings its fair share of challenges, but if you plan ahead and do your homework, you might be surprised by how smoothly the whole process can go. As always, our real estate agents are here to help.

Some of the most common and potentially disastrous moving mistakes are the ones that are made on move-in day. If you've already found the perfect Southport home for sale and are getting ready to move into your new home, these are the biggest mistakes to avoid:

  • Procrastinating
If you're the type who always waited until the night before a test to start studying, take note. Moving is not fun if you wait until the last minute! By the time you get to moving day, everything should already be boxed, packed, and ready to go. If you've rented a moving van or truck, it's also a good idea to get as much stuff as possible loaded up the day before the actual move.

    Ditching All Your Furniture
We understand the appeal of moving into a new home and making it a fresh start. But while it can be tempting to kick all your old furniture to the curb and start fresh, you might want to hang onto a few things. Even if you have to rent a larger vehicle or pay your movers more, you'll still save some money. You might also be surprised how a new space breathes life into some of your old furnishings.

  • Not Matching Furnishings to Architecture
Of course, if you're moving into a new home that has a radically different architectural style than your old one, not all of your furniture will fit in. Matching decor to architecture is an important way to make your space feel natural and balanced. If, for example, you're moving into a breezy beach house in Southport, you might find that sleek, modernist furniture clashes with the whole vibe.

  • Forgetting to Make Arrangements for Pets
Moving is stressful for humans, so just think of how your four-legged friends must feel! It's always a good idea to make arrangements for your pets on moving day, like boarding them of having them temporarily stay with a relative while you get settled. That way, they'll be less stressed and won't get underfoot while you're moving in. When you're ready for your pets to join you, make sure their favorite toys and blankets are out and ready!

  • Not Packing a 'Day One' Box
Pack a separate box with all the essentials you'll need on your first day in your new home, and take it in the car with you. Its precise contents will be different for everyone, but be sure to include basic toiletries, washcloths and towels, electronics and chargers, a few snacks, and a change of clothes for everyone. You don't want to have to wait for the movers to arrive just so you can brush your teeth or take a shower.

  • Not Checking the Weather
You can't control the weather, but you can plan for it. Do your best to plan your move on a sunny day, but check the forecast religiously as you approach the big day, just in case the weather changes. If rain threatens, take precautions to keep everything from getting soaked as you move (trash bags, tarps, and towels are your best friends)!

Contact us today for more information on moving into your new home in Southport, NC. And if you're still on the hunt for that perfect home to call your own, our real estate agents are here to help every step of the way.

An organic lawn doesn't have to be out of reach. Here's how you can have healthy, eco-friendly landscaping.

Having a lawn with the space to entertain or for the kids to play is one of the many advantages of being a homeowner. Traditionally, maintaining an attractive lawn has meant using chemical-laden fertilizers, weed killers, and other products, but more homeowners are recognizing the benefits of having an organic lawn. In addition to being better for the environment, organic lawns are healthier and reduce your family's exposure to toxic chemicals. Although you'll need to take some time and effort in the beginning to help transition your lawn to organic, you'll be rewarded with a healthier place for your family to relax and play.

Our real estate agents suggest the following steps to make the move to an organic lawn:

Looking for a new craft? Here's are fun ways you can transform those same old pumpkins.

Pumpkins are one of the best fall decorations, and you'll see them from the first day of autumn through Thanksgiving. You'll probably see some if you're touring Southport homes for sale. But our real estate agents know there's more to pumpkins than simply placing them on your porch. Here are fun ways you can repurpose your pumpkins this season.

  1. Make The Perfect Fall Snack
Pumpkin seeds are a nutritious option for a snack, and they taste that much better when you make them yourself. Start by gathering your pumpkin seeds by removing the pulp from inside the pumpkin. While it may be messy, it's easiest to use your hands to remove the seeds. You can remove more of the pulp placing them in your colander and rinsing them with water.

After that, spread the seeds out on a paper towel so they can dry. Preheat your oven to 275 degrees, and once dry, put your seeds on a cookie sheet and spray them with oil or a little melted butter. Then, add your preferred seasonings. Sea salt is a traditional seasoning, but this year you may want to shake things up with garlic salt or fall seasonings like cinnamon and allspice.

Roast the seeds until they're golden-brown; this usually takes about 10 or 20 minutes, and make sure you agitate them every 5 minutes so that they don't burn.

  2. Craft A Pumpkin Planter
Did you know pumpkins make fantastic planters for your favorite autumn flowers? They're also easy to make. Remove the top of the pumpkin, scoop out the pulp, and fill the cavity about halfway full with potting soil. Put your plants on top of the soil and fill in the rest of the space. These planters aren't made to last, but they're beautiful when they're healthy. Once they do start fading, you can leave them out in your garden to recycle the nutrients.

  3. Up Your Carving Game
You may be familiar with carving kits, but there are more ways to decorate your jack-o'-lanterns. You can use a mallet and some spooky cookie cutters to carve shapes into your pumpkin (you may need to thin the walls depending on the thickness of your pumpkin).

Position your cookie cutter in place, and tap it with the mallet until it's all the way through. Then, use a knife to carve around the cookie cutter and remove the cutout. You can do as many or as few as you'd like on the same pumpkin. This is a great technique too if you're short on time.

  4. Turn Pumpkins Into Candles
Making your own festive-smelling candles becomes that much more fun with pumpkins. You'll probably want small pumpkins for this project. Remove the tops of the pumpkins, and scoop out the pulp. Put your candle wick at the bottom of the pumpkin, and use a pencil to hold it upright. Melt your wax and add a couple of drops of candle oil or cinnamon essential oil. Let the wax harden, trim your wicks, and enjoy your fall candle.
        1. Bake Pumpkin Cookies
Pumpkin cookies are a delicious, easy-to-make fall treat. You can even customize the cookies with chocolate chips or cream cheese frosting. You'll need about a cup of pumpkin for your recipe. Use it in place of canned pumpkin (cup for cup) in your favorite pumpkin cookie recipe if you want the best flavor. Or, try out this tasty recipe for soft pumpkin cookies.

Who said your window sills have to be bland and boring? These tips will make them shine.

If you have deep window sills, you have the perfect spot to increase your home's functionality and extend your decor. Although often overlooked, window sills are a great place to explore design ideas.

Our real estate agents love imagining how different Southport homes for sale can be decorated. Here are their tips for using your window sills to get a little more out of your decor.

        1. Display Holiday Decor
When the holidays arrive, your window sills provide a great space for festive holiday decorations. You can use your window sills to display small Christmas trees or wreaths, twinkling lights, Thanksgiving pumpkins and candles, or flags on the 4th of July. If you're throwing a party, you can fill your window sills with snacks, party favors, or presents for guests.

        2. Grow Herbs For Your Kitchen
If you're kitchen windows get natural light throughout the day, you can grow a variety of herbs and vegetables that will flourish, even during the winter months. Even if they don't, you can get some grow lights to help herbs and veggies along. They are available at most home improvement stores and nurseries in a variety of designs, so you might find one that fits your kitchen decor flawlessly.

        3. Display Your Favorite Reads
Window sills provide a great place to display your favorite books, especially if you're an avid reader with limited editions or special collections. Whether it's in your family room, master bedroom, or kitchen, books on display provide convenient access for reading, as well as a visual appeal from vibrant colors and textures on bindings.

        4. Create a Window Garden
Live plants and greenery add natural beauty and oxygen to indoor spaces. Window sills provide the perfect place for sunlight and fresh air that is necessary for healthy plant growth. By decorating your window sills with clay pots, glass jars, or colorful containers and baskets, you can showcase your green thumb and add organic design appeal to your home. Succulents can be the best option if you want the least amount of maintenance.

        5. Collage Your Family Photos
If you have a lot of family photos, window sills are a great place to showcase groups of framed photos in various frame styles, colors, and sizes. You can create eye-catching displays, collages, or even theme a group of photos together. You can also rotate out sets of photos to keep the same functionality but change up the look.

        6. Design a Place To Relax
If you have 2 to 3 feet deep sills, you might think this space a nuisance. But these deep sills make it easy to design a comfortable sitting nook where you can enjoy your morning coffee, curl up with your favorite book, or seat guests at parties. Depending on where the window is located in your home, you could make it entirely your own space or one that should be shared with the whole family.

We all want family photos that aren't cluttered together, but it can be challenging. Here are some tips for stunning family photo displays.

What makes a home a home? Is it the furniture, the curb appeal, or the market value? Really, there's only one thing that makes a home what it is: the people who live in it. As you move from house to house throughout your life, each one of those places is still your home, even though you may be states away from the house you grew up in. That's because your home is where you and your family are. And what better way to demonstrate that than by putting up photos of the people who mean the most to you. But nailing up a picture here and there doesn't always make for a great display. Our real estate agents have some pro tips for making your family photo displays the best they can be.

Southport has some great locations for fishing and relaxing by the water. Here are some great Southport docks you should visit.

Do you believe a bad day of fishing is better than a good day at work? Then grab your rod and reel in some fun in Southport. North Carolina is an awesome place for fishing enthusiasts to lose track of time and let loose some line. Whether you're an avid angler or just someone who loves to relax by the water, our real estate agents believe that these fishing docks in Southport won't fail to lure you in.

        • Kingsley Street Park — E. Bay Street/S. Kingsley St., Southport, NC 28461
Living in Southport means living near plenty of fishing spots. Unfortunately, though, that means that you'll be sharing much of the shoreline with other anglers. For a less crowded place to drop a line, head on over to Kingsley Street Park. This park includes a small yet sufficient dock that extends into the Intracoastal. We love Kingsley Street Park because it's a great compromise: it's close enough to downtown without all of the noise, but it's far enough to feel like you've got the dock to yourself somedays.

Having trouble planning your home improvement projects? We've got you covered with expert tips for budgeting your projects.

Budgeting for home improvements has always been a challenge. It's impossible to know exactly your expenses because new issues can arise and call for additional purchases. Unexpected challenges such as previously unknown plumbing issues are common, so it's important to have plans in place to keep costs under control.

Our real estate agents suggest budgeting for home improvement projects using the following tips:

        • Have a plan.
Figure out what your priorities are when you're planning to renovate your home. Make a list of the most important changes while also putting down some bells and whistles that would be nice to have. You may for example, desperately need new flooring, or perhaps you've decided that while new flooring would be nice, you may be able to clean and buff your existing ones if needed. This prioritized list can be adjusted as needed along the way as you learn your estimated costs.

One of the nicest things about birding as a hobby is how willing people are to share their knowledge and resources.  Years ago we were thrilled to discover Roy Slack's book Birds of the Brunswick County Islands: Oak Island, Holden Beach, Ocean Isle and Sunset Beach, North Carolina. But since it was published in 1994, it is no longer that easy to find.  Our county library has a few copies to loan and it can sometimes still be ordered online.

The knowledgeable people at Wild Bird & Garden, who have brick and mortar stores in both Southport and Wilmington, were happy to suggest two other sources that have even more photos and maps, and include more recent data on habitat and migration routes.

One is the authoritative source Sibley Field Guide to Birds of Eastern North America published in 2016.  Don't let the serious title put you off!  It's not that expensive and the huge number of images and maps make it easy for you to identify the birds you see on the beach.

Another great resource is Stan Tekiela's Birds of the Carolinas Field Guide, which also has a multitude of photos and a handy color-coded index in the front of the book that helps you quickly look up the bird according to the predominant color of its feathers.

The folks at Wild Bird & Garden can be found at 105 Brown Street East in Southport (just off Howe Street, at the foot of the water tower).  Their website has a fantastic list of links that includes everything from local wildlife rescue groups to the most comprehensive national databases, user-friendly tools and even smartphone apps.  You can find them online at wildbirdgardeninc.com

Their current hours in Southport are 10-2 Mon-Sat with curbside service, and we all look forward to the time when they can resume the tours, workshops, and other outings for which they are so well known!

        Hope to see you then!

        Brunswick County Picnic Spots

        1. Spring Lake Park - 10 Pine Rd., Boiling Spring Lakes, NC 28461

        Ice Cream in Southport

        Transplanting During the Summer

Our real estate agents know one of the best reasons to own a home is to have a garden or lawn for planting your favorite flowers, veggies, or fruits. Southport Plants

Spring is beginning, and it's a perfect time to plan your garden. The weather is warm enough that you can plan your garden outdoors, even if the lawn isn't as lush and green as it will be in a month or two. While exotic greenhouse blooms win flower shows, if you select plants suited to the local climate, you'll have multiple choices for beautiful blooms and plants that require relatively little intervention to thrive. Whether you've never planted a seed or win gardening prizes every spring, consider the following plants when planning a garden for your Southport home.

        1. Peace Lily
The peace lily is a tropical plant that thrives in Southport's hardiness zone, classed by the U.S. Department of Agriculture as zone 8A. Its dark, glossy leaves spread out over the ground, helping to maintain the soil moisture it needs, and the ivory blooms give the peace lily its name, despite not being a true lily. It's an excellent plant for novice gardeners, but not for those with small children or pets, as several parts of the plant are toxic.

        Moving Tips

No matter how carefully you plan, moving day can be time-consuming and tiring.

Our real estate agents know nothing beats the excitement of moving into the home of your dreams. After weeks visiting the best Southport homes for sale, getting financing in order, and negotiating a good price, it's not unusual to crash into bed exhausted but accomplished.

The next day, most people start thinking about all the things they forgot.

Even the best-planned move tends to have a few hiccups along the way. There are so many things to take care of that you may simply run out of time. The sooner you catch up with those errands, though, the easier it'll be to enjoy your new property to the utmost.

So, what are the biggest things home buyers forget to do after they move?

Here's our list of the five top culprits:

        1. Make Sure Utilities Are Turned On
Water, electricity, internet. While they're working, it's out of sight, out of mind. The problem? Many utility companies take a very long time to start up service in a house that's been vacated before the sale. Be sure you call early – and give the company a "due date" a day or two before you actually plan to be moved in.
        2. Scope Out Smoke Detectors
Smoke detectors, carbon monoxide alarms, and fire extinguishers are basic safety devices you want to know you can rely on. People easily forget when they last changed alarm batteries, so get it done the first week. Some modern alarms have a diagnostic mode that tells you if the battery is still charged. Fire extinguishers, on the other hand, are often easier to replace than refill.

        Movies Filmed in Southport

Since the 1980's, the Brunswick Islands, Southport, Wilmington, and other local areas have been prime locations to shoot major motion-picture films and televisions shows. Southport and surrounding areas are often affectionately referred to as "Hollywood East." It's easy to see why film history has been made here—the area's natural beauty, architecture, walkability, proximity to the water, and picturesque sights make it the perfect place to shoot stunning scenes. Not only that, the cost of shooting on location in Southport allows lower-budget and indie filmmakers to get more for their money. Next time you're out taking a stroll or looking at Southport homes for sale, check out some of these popular production spots.

        Wilmington

Best-selling author and screenwriter Nicholas Sparks loves the coastal towns of North Carolina. Based on his novel by the same name, the film Safe Haven was shot in Wilmington, Southport, and throughout the Brunswick Islands in 2012. This romantic thriller brings the story of lovers Katie and Alex to life against a beautiful backdrop, including the Wilmington Riverwalk.

Making new friends can be tough, especially when you are new in town. Our real estate agents share some tips for meeting people in your new community. Trying these fun ways to connect might take you out of your comfort zone and into some friendships that last a lifetime.

        Ask Around

If you're looking at Southport homes for sale but wondering how you'll make new friends in the area, ask your current friends if they know anyone who lives or works in the local beach towns. There is lots to do, so reach out and say hello!

Join a Gym or Exercise Class

Gyms often have members who are part of a supportive, encouraging community. Working toward your fitness goals will also make you feel good about yourself, and in the process, you might just gain a few friends who will also be your cheerleaders. If a gym is not your style, you may want to join a local sports league or try a yoga class to branch out and network with others.

        Shop Local

Spending time chatting with local business owners can help you build a sense of community, even if you're new to town. Most business owners and their employees love getting to know their customers, so become a regular at the farmer's market, the diner down the street, or hit your local bar for a drink once in a while. You just might strike up interesting conversations with other patrons as well.

        Check out Coffee Shops

Coffee shops are often the heart of the neighborhood or a small town. If you want to get to know your neighbors, spend some time chatting with the local baristas, grab a table, and settle in for some people watching. The other thing that's critical to check out is the bulletin board or table full of flyers in your local coffee shop. That way, you can get the scoop on local interest groups and cool events.

        Attend Cultural Events

One of the best ways to meet new friends is to participate in local food, music, and arts festivals. The vibe at festivals in and around the Brunswick Islands is usually communal and casual, which makes it easy to strike up conversations with those around you. Not only that, if a festival is specific to something you like, you'll probably meet some people who share other common interests, too! Check out your town's chamber of commerce website or peruse the local paper to find out what's going on.

        Get Outside

Nature's not only good for the body and soul, but it's also a great way to meet people who share common interests. Do you have a dog? If the answer's yes, get to your local dog park to meet new furry friends and their humans. Or take some time to meander along the beach and settle down in the sand with a good book. Who knows, maybe someone will ask what you're reading and invite you to join their book club….where you can meet even more new friends!

        Open House Checklist

It all leads up to this — the open house. All of your hard work in and around your home is now ready to be showcased for prospective buyers. Getting to the open house stage is no easy feat, and you should feel excitement mixed with pride as you prepare to entertain the buyer's offers. Before you open the doors to your home, you want to make sure you're all squared away. To give you a helping hand, our real estate agents created the ultimate open house checklist to prepare you and your home.

        • Hire a cleaning service. These professionals will make your home look and smell fresh. Consider scheduling them the day before the viewing and once a week until you're under contract.

        • Hire a lawn care service. Another group of dedicated professionals, these talented landscapers will optimize your curb appeal. Consider having them make weekly or biweekly visits.

        • Clean your driveway, sidewalk, and curb. Unfortunately, trash or debris on the sidewalk and street are out of your control, but you should try to keep an eye out for these items the morning before the viewing. Be sure to sweep your driveway, walkway, and porch as well.

        • Remove personal belongings. Any objects in your home that are individualized should be removed. This includes photographs, souvenirs, memorabilia, or other furnishings viewed as intimate or personal.

        • Lockup or remove valuables. Anything that "has legs" should be kept out of view. This includes jewelry, important personal documents, money, or other valuable trinkets that are not decoration.

        • Consider renting a temporary storage space. You may want to remove the majority of your possessions before the showing to make room for staging materials. If you're selling before purchasing your next home, renting a storage unit will help you keep everything organized.

        • Choose an appropriate time for your open house. You want your open house to be a success, but the wrong day or time could prevent that from happening. Sunday afternoons are typically the best time. Avoid major holidays if possible.

        • Advertise effectively. To get the best turnout, you need to rely on more than street traffic. Open house signs in the yard or around the neighborhood are effective, but you also need to use other resources. Social media and email marketing are exceptional, especially since you can track their analytics. You may also consider putting ads in a local newspaper.

        • Create a brochure. Give your visitors something to take home in the form of an informative brochure. Highlight the best features of the home and include high-resolution photographs.

        • Stage the space professionally. Staging companies will transform your home into a space that feels inviting and livable to a wide audience of buyers.

        • Offer snacks and beverages. Create a friendly and welcoming atmosphere with refreshments. This will make the event seem more sociable for guests.

        • Don't hover or follow guests around. If possible, avoid participating in the open house. Your real estate agent will provide your guests with all of the information they need.

        • Encourage them to sign in and follow up on their visit. Feedback from your guests will help you either engage interested buyers or discover why they aren't interested in the features of your home.
